Specialist business property adviser, Christie & Co, has announced the sale of a care development site on London Road in Basildon, Essex.
The site was identified by the specialist care developer, Aspire-LPP Limited, as having suitability for care usage. The consented care home scheme, granted in June 2026, will have 66 en suite wetroom bedrooms, communal resident areas, a choice of lounge and dining spaces, and landscaped gardens.
Following a sales process with Sara Hartill at Christie & Co, the site has been sold to national developer operator, LNT Care Developments. LNT is the largest provider of carbon-zero, affordable and high-quality care homes in the UK and has a proven history in delivering successful care home developments, with over 18,000 beds delivered in the UK to date. This latest development represents a successful planning consent and another care home in their ambitious care home pipeline.
Chris Podd, Operations Director at Aspire LPP Limited, comments, “The care home will help address a significant shortfall in market standard care beds within the Basildon area providing a much-needed local community asset. We are delighted to have worked with Christie & Co and LNT on another successful transaction.”
Keeley Sharp, Strategic Land Director at LNT Care Developments, comments, “The acquisition presents another excellent opportunity for our existing and developing pipeline for Crystal Care Collection. Once open, Crystal Care Collection will provide person-centred, residential, dementia and respite care with an all-inclusive fee, supporting residents to live well, every day.’’
Sara Hartill, Director & Head of Healthcare Development & Investment at Christie & Co, comments, “The sale was agreed off-market with LNT before any formal planning precedent, highlighting the strength of the macro demographics and location. This marks our fourth deal completion in 2026 with Aspire LPP, and we look forward to bringing forward new high-quality care development opportunities across the UK on their behalf over the coming months.”
The site was sold for an undisclosed price.
