Diamond Build PLC begins construction of £28m mixed-use development

Diamond Build PLC has begun work on a new £28m development in Stamford Road, Tottenham.

The existing site, which is owned and occupied by Diamond Build Group, comprises an office block, builders’ yard and storage facility. It will be transformed into a 51,000 sq ft scheme offering 13,000 sq ft of office space and 48 new homes.

Located on the ground floor, 50 per cent of the office accommodation will be used as Diamond Build Group’s new head office with the other half available to local businesses at affordable rent.

A mix of one and two-bedroom apartments as well as three-bedroom duplex houses will be built above the office space and available for sale. Each home has been designed with an open-plan layout and private balcony with access to a communal courtyard.

Externally, the architecture will reflect the site’s industrial surroundings featuring exposed brickwork and metal cladding.

The development has been sustainably designed to maximise energy efficiency and reduce carbon emissions below those required by Part L of the Building Regulations 2013.  Air source heat pumps, solar panels, green roofs and high-quality insulation will be incorporated, and entrance doors will be draught proofed.

Demolition works have recently been completed and excavation and piling are underway.

“We’ll be providing much needed quality housing which will lift this part of Tottenham.  The London Borough of Haringey will be helping to nominate local businesses to occupy the affordable office space.

“The Diamond Build team will have a significantly higher standard of accommodation that better suits our needs enabling us to stay in Tottenham and expand our business.”

Designed by ACG Architects, the development is due to be completed by summer 2022.
