Bargate Homes has secured Outline planning permission for a new housing development in the picturesque Hampshire village of Goodworth Clatford. The 2.9-hectare site, located on Barrow Hill, will deliver up to 40 homes, including 40% affordable housing, alongside new public open space.
This sustainable development is set to make a meaningful contribution to addressing the local demand for affordable homes and positively respond to Test Valley’s housing land supply shortfall. The mixed-tenure community offers a variety of open-market housing options to suit first-time buyers, growing families, and downsizers, whilst the affordable housing options will be delivered by VIVID – a not-for-profit affordable housing provider and the owner of Bargate Homes.
The proposals reflect Bargate Homes’ commitment to creating sustainable, high-quality housing developments. Each home will be built to a high EPC rating, offering energy efficiency to reduce both carbon footprints and household running costs for future residents. Thoughtfully designed landscaping, rewilding initiatives, and new planting will enhance biodiversity and encourage natural habitats to develop across the site.
Mark White, Managing Director of Bargate Homes, commented: “We are delighted to receive Outline planning approval for this site in Goodworth Clatford, a location steeped in character and surrounded by beautiful Hampshire countryside. This development will not only help to address the pressing need for affordable housing but also create a sustainable community with access to local amenities, open green spaces, and strong transport links.
“One of our last Test Valley developments, The Landings in Over Wallop, was completed in 2017 and was a huge success with the local community. We’re confident this will be the same - our vision is to deliver beautifully crafted homes that benefit both the residents and the environment, contributing to the local area for years to come.”
Bargate’s plans for the scheme align with the principles of the 20-minute neighbourhood concept, ensuring local facilities, employment opportunities, and schools are easily accessible within a short walk, cycle, or drive. Future residents will benefit from proximity to village amenities such as a primary school, post office, shops, a play area and the adjacent allotments and Queen Elizabeth II Recreation Ground.
Strategically located, the development offers excellent connectivity to nearby Andover, just three miles away, with train services to London Waterloo and major towns such as Basingstoke, Winchester, and Southampton. The A303 is also a short drive away, providing convenient links to the national motorway network.
The proposals include details of a tree-lined entrance for vehicles, bicycles and pedestrians via Barrow Hill, a mix of one to four-bedroom homes, with parking and significant areas of public open space.
A Reserved Matters application – covering the detailed design of the proposals – will be prepared by Bargate Homes and the firm’s consultant team for submission next year. For further information about Bargate Homes and its developments, visit www.bargatehomes.co.uk.
