Strengthening its longstanding commitment to scaling up Britain’s Build to Rent (BTR) market, the National House-Building Council (NHBC) has expanded its commercial relationship with Leaf Living, one of the UK’s leading providers of single-family rental homes across the UK. The partnership signifies a mutual alignment in quality single-family housing, one of the fastest growing segments in the Build to Rent sector.
As the UK’s largest new homes warranty and insurance provider, NHBC’s core purpose is to raise standards in home building and build quality. This is in line with Leaf Living’s approach to housing delivery, which responds to evolving renter expectations for stability, quality and convenience. Leaf Living’s homes are EPC B rated and are equipped with modern, resident‑focused features including integrated smart‑home technologies, EV charging infrastructure and solar PV where feasible, and pet‑friendly tenancy policies, supporting both lower running costs and liveability for residents. With a focus on suburban markets, the homes combine modern design with professional and responsive management.
Founded by Blackstone Real Estate and Regis Group, Leaf Living offers professionally managed, family-sized new build homes to the BTR market. Leaf Living is on track to add further new homes to its existing portfolio of more than 1,500 suburban rental homes, reflecting its controlled, design-led pipeline.
The UK’s BTR sector continues to scale rapidly, with record investment of £5.2–5.3bn in 2025 and single‑family rental accounting for almost half of all activity (Savills). NHBC remains focused on supporting Leaf Living to deliver safe, high‑quality homes where residents can build their lives, while supporting long‑term asset protection.
