Work on a £3 million refurbishment at 54 Hagley Road, the landmark office building in Edgbaston, Birmingham, has completed, providing “best in class” amenity accommodation for occupiers.
A full revamp of the ground floor accommodation has transformed the space, with new amenities including generous break-out spaces, new large reception area, open-plan cafe/business lounge, meetings and conference rooms, fitness studio with locker and shower facilities and extensive bicycle stores.
Cameron Mackay, senior asset manager at Aberdeen Standard Investments, said the ground floor fit-out has created exceptional space, unlike any other office building in Edgbaston.
The amenity offer and some of the vacant offices have been modernised as part of a long-term investment strategy by Aberdeen Standard Investments, while a full fit out is underway on floors nine and 14, which will provide a fully fitted solution to incoming tenants, enabling them to “plug and play”.
Despite the Covid-19 pandemic, Aberdeen Standard Investments, which acquired the Grade A office building just over two years ago, pressed on with its plans to create offices that were fit for 21st century businesses seeking high-quality space.
“The plan was always to create the best office building in Edgbaston and thanks to our long-term approach to investment, we believe we have created that,” said Cameron. “This is not just a standard office offering: there is full flexibility, with different routes and favourable lease arrangements that will suit ambitious businesses that want a prime Birmingham address and space to grow.”
George Jennings, joint letting agent, added that connectivity is another selling point for 54 Hagley Road, with a new Metro stop immediately outside, providing access to Birmingham New Street within a few minutes, due to open later this year.
“We are excited about the letting prospects of this building, a development I have been involved with for a number of years and which has always attracted high-calibre occupiers. With all its new attributes, I’m sure 2021 will be its year to shine,” he said.
The building also lies outside the planned Clean Air Zone (CAZ).
