The largest speculative development of this scale and quality in Worksop has completed, delivering 46,000 sq ft of industrial and retail space at Vesuvius.
Property development and investment company, CEG, appointed Harris CM to deliver the multi-million pound scheme. Providing three flexible food and beverage units and 16 light industrial units ranging from 1,200 to 5,000 sq ft, subsequent phases will offer larger employment units including speculative as well as pre-let, design and build development.
The first pre-let was secured to Burger King which opened August, a further nine units have now completed with additional strong interest in the site from a wide range of businesses.
Lawrence Escott, Investment Manager from CEG said: “The quality of this first phase has set a high benchmark for the site. The development makes Vesuvius the prime industrial and business location in Worksop.
“The largest speculative scheme of this scale and quality in Worksop for many years, it demonstrates CEG’s and occupiers commitment to the town.
“We are also offering a wide variety of design and build space and have secured the first two deals with Nottinghamshire Fire and Rescue Service and Travis Perkins. With such a shortage of supply of well located, flexible accommodation we expect to announce more deals imminently.”
Cllr Jo White, Cabinet Member for Regeneration at Bassetlaw District Council, said: “Regenerating the Vesuvius site has been one of the Council’s big priorities over the last 10 years and more, so the delivery of this site is extremely welcome news. We have been working in partnership with CEG, D2N2 and other stakeholders and the site is achieving its promise of more jobs for local people and even more investment for Worksop and the wider North Notts area. The added bonus will be the improved emergency provision with a new Fire Station for Worksop.”
In 2019, supported by D2N2, CEG delivered a £5.5million package of works to create a new roundabout and access road opening up the site and making it easily accessible to the A60, A57, Worksop and its surrounds. As part of this work, the land was remediated to pave the way for redevelopment.
D2N2 LEP Interim CEO, Will Morlidge said: “The Vesuvius site represents an exciting landmark development for Worksop and the wider area, and we’re very proud to have supported it. The success of this phase of the development demonstrates a resurgent appetite for investment across north Nottinghamshire, supporting ambitions to rebuild and grow our economy.”
After the contracted remediation works and delivery of the roundabout, ASDA purchased 10 acres of the site and began construction. In 2020, ASDA opened a 70,000 sq ft foodstore and petrol filling station.
In March 2021, CEG secured the sale of a 0.85 acre plot for Nottinghamshire Fire and Rescue Service’s £3.4 million new fire station and practice tower. The new fire station will be built using the latest renewable technology and will have the capacity to self-generate up to 50% of its energy consumption making it easier and cheaper to run.
Planning permission was recently secured to deliver a new 1,933 sq m builders merchant facility for Travis Perkins, which will deliver a further 20 new jobs, as well as supply chain and economic benefits to the area.
Ultimately, the 425,000 sq ft of industrial development at the site will help to address identified latent and future demand for space. The comprehensive development of the site is expected to create almost 1,000 new jobs and contribute £23 million p.a. in GVA. Wider local benefits include apprenticeships, training and skills development and inward investment opportunities.
FHP and Fisher German have been appointed to market the site. Chris Proctor, associate director at FHP, said: “The quality of these units is clear, with just four units left available on the first phase and a range of both national and local occupiers choosing Vesuvius. We have the capacity to accommodate requirements from 1,200sq ft up to 100,000sq ft and we would be delighted to talk to any occupiers considering Worksop.”
