VolkerFitzpatrick recently completed a £23.5 million project to redevelop the centrepiece of a new mixed-use commercial development from AXA Real Estate and Bell Hammer, known as Assembly London.
The two-stage design and build project included extensive structural remodelling to transform an existing 1980’s building into 110,000ft2of Grade A offices, named ‘The Foundry’. The visually striking four-storey building includes an impressive full height reception atrium along with a roof terrace area for office workers to enjoy.
Back-to-frame refurbishment
As part of the back-to-frame refurbishment, VolkerFitzpatrick extended floorplates at all levels of the building, resulting in an increased net internal area, of 30 per cent. The flexibility of the floorplate design means that the new space can accommodate both single and multiple-use occupants.
The building received a complete mechanical and electrical redesign and installation, as well as complex substructure works, to install a new underground car-parking ramp in the building’s double basement area. The space also includes bicycle storage, gym, squash court and shower facilities.
A smooth delivery
Faced with the challenges of working on one of London’s busiest roads and in close proximity to several adjacent buildings, the team maintained continuous communication with residents, local businesses and the client. This helped to minimise disruption within the local area and ensure a smooth delivery.
Access routes were also retained throughout the project, for existing tenants to park in the building’s basement and pedestrians to access the offices.
