Development at Staples Corner delivers 133,000,000 sq. ft (MLA) flagship store with flexible offices, achieving BREEAM Excellent and EPC A.

Glencar has successfully completed the construction of a new six-storey flagship self-storage facility for long-standing repeat client Big Yellow Self Storage at Staples Corner, London.

The multi-million development provides approximately 131,000 sq. ft (MLA) of modern self-storage accommodation alongside around 2,000 sq. ft of flexible office space, designed to meet growing demand from both domestic and business customers in one of London's most prominent commercial locations.

Located overlooking Edgware Road and the Staples Corner Roundabout, the facility replaces Big Yellow's original leasehold store and has been designed by Mountford Pigott Architects to provide a highly sustainable, future-ready storage environment.

Glencar was responsible for implementing the design, construction and turnkey fit-out of the six-storey building, delivering a comprehensive package of works including ground improvement, below-ground drainage and services, steel portal frame construction, full façade cladding, curtain walling, lightweight internal steel mezzanine structures, M&E services and complete internal fit-out.

The completed building has been delivered to achieve BREEAM Excellent and EPC A standards and incorporates a 200kWp rooftop solar photovoltaic array, EV charging infrastructure and battery storage technology to support reduced operational energy demand.

The project continues Glencar's long-standing relationship with Big Yellow Self Storage, adding another major facility to a portfolio of successfully delivered developments across the UK.

Roy Jones, Managing Director at Glencar, said: "Completing this flagship development represents another successful project delivered alongside one of our longest-standing customers. The building combines high-quality self-storage accommodation with flexible commercial space, creating a facility that has been designed to meet evolving customer requirements whilst achieving high sustainability standards.

Throughout the programme, close collaboration between Big Yellow, the wider consultant team and our supply chain have been fundamental to the successful delivery of the project. We'd like to thank everyone involved for their commitment and collaborative approach."

Nigel Hartley, Construction Director at Big Yellow commented:

"This landmark building replaces one of the oldest stores in the portfolio and is a fitting example of Big Yellow’s continuing investment in North London with a modern, sustainable self-storage in prominent locations. Glencar has worked closely with the project team to deliver this striking looking building, and we are pleased to see the successful completion of another high-quality facility that will serve our domestic and business customers for many, many years”
