Leading industrial property developer Network Space has officially begun construction at Coda @City Works, its newly-branded industrial and logistics scheme on Welcomb Street, Openshaw, Manchester.
This marks the final phase of expansion at the highly successful City Works Business Park, reinforcing Network Space’s ongoing commitment to delivering best-in-class industrial assets across the region.
Coda @City Works is set to deliver 75,173 sq. ft of high-specification industrial and logistics accommodation across four modern units, ranging from 7,674 sq. ft to 29,439 sq. ft. Each unit will feature first-floor office accommodation and large service yards, with 98 car parking spaces and 20 electric vehicle charging points on site. The scheme is being delivered by the main contractor Bansco, with practical completion scheduled for summer 2026.
Designed by AEW Architects, Coda @City Works is targeting BREEAM Excellent, ensuring high environmental performance, reduced operational costs, and long-term resilience for occupiers. The scheme’s responsible design principles and flexible unit sizes are tailored to the demands of today’s industrial and logistics market, supporting ESG strategies and future-proofing investments.
Coda@City Works will complement the established business park, a 173,330 sq. ft multi-let industrial estate developed and managed by Network Space, supporting a diverse mix of trade, light industrial, and logistics occupiers. This final phase underscores the sustained demand for quality industrial space in Manchester and the long-term success of the location.
Situated on a four-acre site formerly occupied by Manchester College, Coda @City Works benefits from exceptional connectivity - just 2.5 miles from Manchester city centre and the M60, with direct access to the M67, M56, and M62. Public transport links are robust, with multiple local bus routes and Ashbury train station less than a mile away, making the scheme highly accessible for workforce and logistics operations.
