This year Mark Warner Property, which was founded 8 years ago by ski property expert Giles Gale, will rebrand to Alpine Property Finders (APF) to resonate with its broader European client base. APF will offer a specialist Alpine property service, dedicated to finding the very best ski property for sale across the Alps with an initial focus on Austria and Switzerland.

Giles Gale comments on the reasoning behind this decision: “With Brexit looming we felt that we needed to re-brand the business to something more relevant to our non-UK buyers. When we started in 2010, UK clients accounted for 80% of our sales. This has since shrunk to about 50% as UK buyers struggle with a weakened currency and economic uncertainty at home. The remaining 50% of sales are now made up by mostly Dutch, Belgian and Scandinavian buyers.”

The experience of selling ski property for over 10 years has taught Giles that Alpine property agencies needs to be specialised. “It is very hard to generalise about the Alpine property market.  It is more a vast collection of tiny micro-markets many of which act completely independently from each other. What is true in Zell am See for example cannot be said of Bad Gastein which is only 30 minutes drive away. Each individual market is driven by local factors such as investment into new lifts, new connections to neighbouring resorts, rental income potential and geographical factors such as altitude and aspect.” says Giles.

Since it is the local knowledge that buyers appreciate all APF agents currently live, or have lived in the areas in which they sell property. Any UK citizens looking to buy should do so before the 31st March, to avoid any Brexit related uncertainty. As under current laws only EU citizens can buy in Austria, and whilst there are ways around this, it will slow down the purchase process and potentially increase buying costs. Off the back of this we also expect to see an increase in interest in Switzerland since it is outside the EU.”
